LEE IN THE NEWS: Hines and Aubrey Corporation Unveil Industrial Park and Master-Planned Community In Atlanta Suburbs

(ATLANTA) – Hines, the global real estate investment manager, has announced a partnership with the Aubrey Corporation, to create a new employment center and mixed-use village consisting of over 2,390 acres, in Bartow County, Georgia. Once complete, the mixed-use development will include up to ten million square feet of new manufacturing, data center, and logistics facilities as well as shops, restaurants, hotels, and a diverse offering of residential properties. A network of trails, parks, and walkways are planned to link residential neighborhoods with services and community amenities in the village core, two major employment zones, and a Bartow County public school.

The project’s strategic location at the I-75 interchange with Highway 411 and within the Atlanta MSA offers prospective employers access to a strong and growing labor force and exceptional vehicular access. The Hines-Aubrey property will become the next major employment node within Bartow County and will build upon the manufacturing legacy led by Anheuser-Busch, Toyo Tires, Girdau Steel, and Shaw Carpets and notably enriched by the new construction of a $4.5B Hyundai-SK Battery Plant and $2.5B QCells Solar Plant, which are expected to add over 5,500 jobs to Bartow County starting in 2025. With over 1,200 acres of land zoned for industrial use in two campuses, the Aubrey property creates a unique opportunity for Hines to leverage the depth of its commercial development experience and relationships to attract long- term corporate investments for a broad range of uses.

The mixed-use village component of the development program is planned to feature a broad array of shopping and dining options including a grocer and large format national retailers, as well as local and regional restaurants, cafes, and shops organized around a central green space that will be activated by community events and serve as the social heart of the village. Integrated within sections of the village and connected via a path and trail network, the residential offering will be designed to serve a broad range of ages and lifestyle preferences and will house approximately 2,800 families in single-family homes, townhomes, and apartments. All sections of the master-planned development will be interconnected via Aubrey Parkway, a carefully planned primary roadway that will ensure optimal and convenient accessibility for residents, guests, and employees and limit the traffic load on existing roadways.

The project is projected to be completed over the next ten to twelve years in several phases, with Hines expecting to break ground on the initial infrastructure in late 2025 or 2026. Jim Ramseur and Samantha Wheeler with Lee & Associates represented Aubrey Corporation in venture formation and Ramseur Real Estate Advisors will act as the managing consultant for the ventures’ commercial and residential parcels moving forward.
