JUNIOR BROKER – RETAIL (Commercial Real Estate License Required)
Overview: The Junior Broker-Retail position at Lee & Associates Raleigh Durham is a structured 24-month program designed to immerse candidates in the retail sector of commercial real estate, gradually transitioning them from administrative support to full broker. In the initial phase, the Junior Broker will assist senior brokers with market research, preparing listing presentations, and managing client communications, while gaining foundational knowledge of property types, lease structures, and financial modeling. As they progress, they will engage in client-facing activities, including property tours and transaction negotiations. The program culminates with the Junior Broker taking on full responsibility for managing deals, cultivating client relationships, and growing their portfolio within the retail real estate market.
Responsibilities include but are not limited to the following:
- Assist in managing and organizing transactions from start to finish.
- Respond to all incoming inquiries including calls, emails, Loopnet, CREXi, etc. within 24 hours.
- Qualify inquiries and forward specific information to potential prospects.
- Prepare new listing agreements with continuous tracking of all listings ensuring they are current and in compliance with up-to-date company policies.
- Coordinate with marketing on new listings to generate all marketing correspondence including flyers, signs, Matterports, etc.
- Prospect for new tenants for active listings through networking, cold calling and marketing strategies.
- Coordinate property showings and inspections.
- Conduct market research and gather property information for property/market comps.
- Assist in drafting and editing LOIs, leases, PSAs and other agreements.
- Maintain and update property databases and leasing updates for all listings.
- Upload transactions to Dealius.
- Assist with scheduling appointments, meetings, and arrangements for ICSC and other conferences.
- Develop and maintain relationships with the brokerage community, retailers, clients, investors and other industry professionals.
- Establish and maintain involvement with industry organizations, Chambers, and other community organizations.
- Collaborate with attorneys, architects, contractors and other professionals involved in the CRE arena.
- Update weekly action item report that tracks deal progress.
Requirements:
- Commercial Real Estate License
- 1-3 years’ experience in commercial real estate or sales preferred.
- Knowledge of commercial real estate transactions and terminology is a plus.
- Proficiency in MS Office Suite (Word, Excel, Outlook).
- Excellent organizational and time management skills with the ability to prioritize tasks.
- Strong attention to detail and accuracy in data entry and document preparation. Include the word “detail” in the header of your cover letter.
- Professional demeanor and strong interpersonal skills to interact effectively with clients and colleagues.
- Ability to work independently and as part of a team and manage multiple clients and transactions simultaneously in a fast-paced environment.
