Lee & Associates-LA North/Ventura Transacts 16,200 SF Lease for Elite Athletic Training Facility

Gym specializing in professional athletes will expand three-fold with the move

 

WESTLAKE VILLAGE, CA – Nov. 12, 2019 – Lee & Associates-LA North/Ventura has executed a 16,200-square foot lease for the expansion of an elite, private training facility specializing in professional athletes in Westlake Village, CA, according to Grant Fulkerson SIOR, a Lee principal who represented the tenant, Proactive Sports Performance.

With the transaction, Proactive Sports Performance will be relocating within Westlake Village to 31425 Agoura Road and more than tripling its size from its current 5,000-square-foot facility.

In a partnership with Herbalife Nutrition, the new facility will be built out with a basketball court, plunge pools (used for recovery), altitude chambers (used for elite competitors) and biomechanics testing lab, among many features and amenities that cannot be found in an average gym. The facility is slated to open in 2020.

“Proactive Sports Performance has established a highly successful niche in the fitness industry,” said Fulkerson. “Ryan Capretta, the founder, started his career on staff with the Arizona Cardinals and Baltimore Ravens and opened a small facility in Westlake Village about 15 years ago. Since then he has built his brand to national renown, and I feel privileged to see him take this next step.”

Since those early days, Capretta expanded from NFL athletes to MLB and then NBA players. Clients include Aaron Rogers, Green Bay Packers Quarterback; Karl Anthony-Towns, Minnesota Timberwolves Center; Clay Matthews, L.A. Rams Linebacker; Paul George, L.A. Clippers Forward; Albert Pujols, L.A. Angels First Baseman; Baker Mayfield, Cleveland Browns Quarterback; Christian Yelich, Milwaukee Brewers Outfielder; and Donovan Mitchell, Utah Jazz Point Guard.

As Proactive Sports grew to include professional basketball athletes, it became necessary to add a basketball court to the facility, and Capretta began his search to accommodate the addition.

“The search was challenging,” said Fulkerson, “not only because my client needed a specific location close to his high-profile clientele, but also because the building height had to accommodate a basketball court. We found a facility that met most of the criteria, but even so we will have to take on the expensive task of moving structural columns to make it work.”

The landlord Westlake Industrial Complex, L.P. was represented by Tim Foutz, NAI Capital.

The facility will continue to serve all clientele from youths to professional athletes, however only private training services by appointment will be offered, and the gym will not be open to the general public.
