THE CHALLENGE

Our team represented ownership when they bought both the Pacific Commercial and Masin Buildings from two different groups. Dueto a change in strategy, ownership decided to sell the combined buildings. The main challenge was selling a mostly-vacant office building in Pioneer Square during COVID.

OUR APPROACH

While there was technically one project, there were three separate interconnected buildings with different attributes. We only wanted one buyer, so we marketed the various strengths of different buildings to a wide group of value-add office buyers, primarily based in Seattle and on the West Coast. We generated 4 offers and were able to sell the project at a price which is 40% higher than today’s values. This transaction is the largest Pioneer Square office sale of the last five years.
