Challenge

Building a relationship with an out of state investor we were tasked with helping him start a multifamily portfolio in Seattle. Our assignment was to find an apartment building in a trophy location with a strong income stream. In a highly competitive market where multiple offers are common, our team was ready to step up to the challenge.

Action

An out of state investor contacted Lee & Associates Multifamily team regarding one of our coveted listings in Mercer Island. Though he did not pursue that listing, it was an important beginning to a collaborative client relationship. Dea took the time to learn about his parameters and kept him informed about the Seattle market. After several months of consistently following up, a property that checked all of his boxes finally came on the market. Immediately, our team knew that this is an opportunity that our client should pursue aggressively. Utilizing technology, our team was able to provide a personalized virtual tour to our client to help him feel comfortable making an offer sight unseen in a multiple offer situation. While the seller decided to take the higher offer, Candice, Daniel and Dea crafted an offer with terms that made our offer appealing as a strong back-up offer. With combined 26 years of experience in multifamily, our team anticipated that our buyer would still have a real chance if the first buyer decided not to move forward. As luck would have it, the first buyer’s 1031 fell through and now our client is well-positioned to win the deal. By learning the seller’s motivation and balancing our client’s needs, our team successfully designed creative structure to get both parties comfortable and committed to closing. By creating a unique pathway using public document recording, this allowed both buyer and seller to complete their individual 1031 exchanges and achieve their investment goals.
