THE CHALLENGE
The building is a six-story retail/office building, which had been vacant for more than a decade, and had severe structural and system issues. These issues were compounded by the difficulty in conducting any construction on the project, given the limited air rights, potential required retention of historic components, and logistics of the site.
OUR APPROACH
We knew the key was selling a vision for the building, as well as the neighborhood, due to its proximity to the Seattle Art Museum, Four Seasons and revitalized waterfront. We also pride ourselves on our persistence. In this instance, we had the building under contract multiple times. Our first buyer put up nonrefundable funds day 1, but ultimately backed out on the last day of due diligence. We then nearly had the property under contract with one of the neighbors, but they found that construction costs were too high, namely over $1,000/SF. Our third buyer, who believed strongly in the vision that we supported, did close and is in the process of finalizing a renovation/redevelopment plan for the site.
