Its location in the heart of the Inland Empire provides vital connectivity to major transportation corridors and population centers.

This lease represents the culmination of a multi-year strategy executed on behalf of the tenant—a rapidly growing e-commerce distributor. The client had outgrown their existing footprint and had temporarily turned to third-party logistics providers to meet demand. However, recognizing the limitations and cost inefficiencies of this approach, they partnered with the Lee & Associates Orange office to secure a long-term solution.
Over a three-year period, Allen Buchanan, SIOR, Principal and Joshua Harper, Transaction Coordinator, closely tracked market dynamics, monitored landlord sentiment, and evaluated available inventory. By late 2024, they identified a key window of opportunity when landlord motivation was high and supply had peaked.

The result: a lease negotiated at rates closely aligned with 2019 levels—approximately 50% below the peak rates of late 2022. The new facility enables the client to consolidate multiple national operations into one scalable location, setting the stage for continued growth.
