The location of the property was highly strategic and very ideal for the buyer.
While the main motivation for the buyer was due to growing out of existing leased location, (lease was about to expire), the seller also found motivation in monetizing the asset and repositioning their portfolio. Some of the challenges faced were a tight 30-day escrow, SBA financed transaction, with multiple decision makers.
