Description

The property consists of a wide variety of terrain with flat farm ground suitable for row crops, berries, and/or vineyard. There is a +/- 7 acre producing vineyard planted to Chardonnay and Pinot Noir. A long varying width valley runs the length of the middle of the property from north to south with various flat areas suitable for a variety of crops and/or grazing. On either side of this central valley are rolling hills and valleys of varying slopes and a number of gentle hillsides and mesas which would support vineyard development. These areas are fenced into numerous pastures that currently support cattle grazing. The upper portions of the hills have panoramic 360° views of the Santa Ynez River Valley and surrounding hillsides. There are a number of potential home sites with endless views.

The property is one of the larger undeveloped ranches in the western Santa Ynez River Valley and these rarely come on the market. There have only been two owners since 1904. The varying terrain makes it suitable for a variety of economic uses from traditional farming and cattle grazing to extensive vineyard development in excess of 600 acres. It has excellent wells and the potential for additional well development within known aquifers. A survey has been completed by a vineyard development firm analyzing the slope, soils, and potential vineyard development areas. The nearest city, Lompoc, also has a private airport with a 4,600 ft. runway.
