In 2022, our team was selected by LA Fitness to serve as their broker representative for the Inland Empire (“IE”) region, encompassing Riverside and San Bernardino counties. The opportunity came with challenges: LA Fitness already had a strong presence in the region, and competition within the fitness sector was intense. Our team focused on identifying underserved areas, uncovering new opportunities, and exploring vertical relocations to meet the client’s needs.

A notable success occurred in late 2023, when we secured a prime site in Southwest Riverside County for LA Fitness’s high-end Club Studio model. The location - anchored by what will be the only Whole Foods within a 50-mile radius - was highly sought after. Despite strong competition from other fitness operators, we secured the deal by leveraging trusted relationships with the developer and showcasing the distinct advantages of the Club Studio concept. We were able to negotiate favorable lease terms, including a lower rent and higher tenant improvement allowance (TIA) than competing offers. By demonstrating the strength of the Club Studio brand, its appeal to a premium customer base, and the positive impact on overall tenant mix, our team successfully positioned LA Fitness as the preferred fitness anchor in the center.
