Lee & Associates – North San Diego County Completes the $2.95 Million Sale of Caliber Collision Site in Escondido

Escondido, Calif.—October 11, 2016— Lee & Associates, one of the largest national commercial real estate firms, has completed the $2,950,000 sale of a Single Tenant Net leased property located at 655 Venture Street in Escondido. The building consists of a 14,322 square foot freestanding building, situated on a 0.78 acre lot. In 2010, the facility underwent a full renovation, costing over $400,000.

At the time of the sale, the tenant, Caliber Collision, had nearly seven years remaining on its 10-year lease term. Caliber Collision Center, the fastest growing collision repair company in the nation, has more than 390 repair centers countrywide and is growing at an average of six new locations per month. The location is one of only two “certified” North San Diego County repair facilities for Mercedes, Porsche, and Audi and one of only three for the entire County of San Diego.

Garrett Sholer and Trent France of Lee & Associates, North San Diego County represented the seller, a private investor. The buyer, RSS Associates, was represented by Rusty Williams, SIOR and Chris Roth, also of Lee & Associates – North San Diego County.

Sholer said, “This sale was consummated after we orchestrated a bidding-war between five separate buyers, represented by five different brokers (four of which were attempting to complete 1031 Tax Deferred Exchanges), including the ultimate buyer. The property eventually sold at “List Price”. Both the seller and buyer were pleased with the transaction’s smooth process and results.”
