SAN DIEGO Calif.—May 10, 2017— Lee & Associates, one of the largest national commercial real estate firms, has completed the $5,285,000 sale of a Bayfront property in the Liberty Station submarket of San Diego. The property, located at 2877 Historic Decatur Rd, consists of 8,656 square-feet and includes a conference room and board room with full A/V and a bull pen surrounded by private offices with view of the bay. The modern building also features excess yard, an electronic access systems, complete interior and exterior video monitoring system, restrooms with showers, and panoramic glass windows with views of the bay.

Kelly Nicholls of Lee & Associates – North San Diego County and Peter Quinn of McKinney Advisory Group, represented the seller, Sea Pro, LLC and the buyer, Help U Buy, LLC in the transaction.

In February, Nicholls and Quinn leased a 4,017 square-foot space within the building to Central SD Real Estate States, valued at approximately $1,020,929. The building is devisable into four total suites ranging in size from approximately 1,200 square-feet to 4,000 square-feet.

“San Diego County’s commercial real estate vacancy is steadily declining and property values are on the rise,” noted Nicholls. “However, it still very important for buyers to purchase well-located, quality property, such as this, in these low vacancy markets. Well located properties will help owners endure highs and lows of real estate cycles. Moreover, these high demand markets are more likely to appreciate than inferior secondary market properties.”

Liberty Station’s close proximity to Little Italy, downtown, scenic views of the bay, and tremendous variety of amenities makes it a highly desired location in San Diego.

In additional to the transactions completed at 2877 Historic Decatur Road, Nicholls and Quinn also recently completed a lease at the neighboring building, located at 2869 Historic Decatur Road. The 8,474 square-foot space was leased by Moniker General.
