ESCONDIDO, Calif.—May 22, 2017— Lee & Associates, one of the largest national commercial real estate firms, has completed the $4,050,000 sale of a McDonald’s property located in Escondido, to the McDonald’s Corporation.

The property consists of a 4,180 square-foot building, situated on a 40,075 square foot lot. It is located on the signalized hard corner of Easy Valley Parkway and North Ash Street, near local interstates, and within the core retail business district of downtown Escondido.

In 2011, McDonald’s renewed its lease for an additional 20 years and  later exercised a two-year option to extend the lease through August of 2033. In 2014, the property was rebuilt to the most current McDonald’s corporate façade and included a double drive-thru lane.

“We received multiple market rate offers, but, McDonald’s seized the opportunity to exercise their right of first refusal to purchase the property,” explained Al Apuzzo of Lee & Associates – North San Diego County.

Apuzzo, Ryan Barr and Ryan Bennett, also of Lee & Associates – North San Diego County represented the seller, RIL Capital Assets, LP, in the transaction.

“McDonald’s has enjoyed more than 50 years of success at this location and this acquisition confirms their long term commitment to the  property,” Apuzzo added.
