The buildings are located at 837 & 847 Metcalf St in Escondido, the lot at 851 Metcalf Street in Escondido. The larger, Southern structure is approx. 9,900 sq. ft. and the smaller, North structure is comprised of approx. 6,045 sq. ft. Both structure are of masonry block construction and each is on a separate parcel. Each structure is leased and operated autonomously by separate tenants, making this a flexible investment property for the Buyer. The combined contiguous property is just over 1 acre in size and is secured by a chain link and wrought iron fence. The adjacent lot, at 851 Metcalf St. will likely be used in the future by one of the existing tenants.

After consulting for many months with the Sellers of the Metcalf properties, one of which was a Trust in probate proceedings, Mr. Sholer and Mr. France created a comprehensive Offering Memorandum and marketing campaign for the subject properties. Soon after the launch of the successful marketing campaign, multiple offers were generated, ultimately yielded a Selling price at over 95% of the original List Price.
