Lee & Associates – North San Diego County Completes the $1.5 Million Sale of Industrial Building in Vista

Vista, Calif.—July 12, 2016— Lee & Associates, one of the largest national commercial real estate firms, has completed the $1,502,985 sale of a freestanding industrial building located at 2530 Pioneer Avenue in Vista, California. The 9,109 square-foot warehouse facility features 1,300 square feet of office space, a fenced yard and security gate, electric roll-up doors and two grade-level doors. The building has six HVAC units in place and allows for a climate controlled warehouse.

At the time of the sale, the tenant, Forged Threadworks, had four years remaining on its five year lease with the property. Forged Threadworks, a navy seal founded online apparel and accessory retailer, occupies the building in its entirety

Rusty Williams, SIOR and Chris Roth, principals of Lee & Associates North San Diego County, represented the seller, 4S Properties, GP, in the transaction. The buyer, BS Ventures, LLC, was represented by Jeffrey Sallen of Cushman & Wakefield.

“This sale is a win-win for both buyer and seller,” explained Roth. “The seller purchased this property as an investment, buying the property at the right time in 2014 and exiting the real estate with significant gain. The buyer was the tenant at the time of sale who had leased the property with a right to purchase and decided to execute that right at a pre-determined sale price.”
