Lee & Associates – North San Diego County Completes the Multi-Million Sale of Carlsbad Raceway Business Park Building

Carlsbad, Calif.—September 6, 2016— Lee & Associates, one of the largest national commercial real estate firms, has completed the sale of a freestanding flex/industrial building located at 3186 Lionshead within Raceway Business Park in Carlsbad. The 20,142 square foot building is demised into two suites and includes dock high and grade level loading.

Rusty Williams, SIOR and Chris Roth of Lee & Associates – North San Diego County represented the seller, Lionshead Investments, and the buyer, Gildred Development Co., in the transaction.

At the time of Gildred Development Co.’s purchase of the property, approximately 34% of the building was occupied by a tenant with a long-term lease in place. The purchase price for the property is undisclosed.

“In recent months, North County has seen an increase in multi-million dollar industrial transactions,” stated Williams. “Lionshead Investments chose to take advantage of the area’s buyer demand and put the property on the market as an option for an investment or an owner-user deal. Gildred Development Co. seized the investment opportunity.”

“Carlsbad Raceway Business Park is a desirable location,” continued Roth. “The buyer will be marketing a 13,000 square foot vacancy with dock high loading. The lack of quality options available make this vacancy very desirable in North County and will result in a premium lease rate.”
