FORT LAUDERDALE, FL (March 28 2025) – Lee & Associates South Florida Principal Greg Milopoulos and Senior Vice President Christian Baena brokered another off-market industrial real estate transaction, this time on behalf of Sitex Group, a New Jersey-based investment group marking its first acquisition in South Florida. The prolific duo represented Sitex Group in its $9.35 million purchase of two warehouses located on 3.49 acres within the Prospect Industrial and Commercial Park, near the Fort Lauderdale Executive Airport. Milopoulos and Baena were the only brokers involved in the transaction.

Sitex acquired the 3580-3590 W Prospect Ave buildings from 777 Properties, Inc. The buildings total 52,883 square feet and are occupied by third-party logistics and electrical supply companies on long-term leases.

The buildings feature 24’ clear ceilings in the warehouse, 10 exterior dock-high loading doors, a backup generator and 100% air-conditioning in the warehouse.

Founded in 2002, Sitex’s portfolio totals more than $4.2 billion in transactions. Sitex plans to hold the asset long-term as it seeks to build a substantial industrial portfolio in South Florida.

Milopoulos and Baena have more than 20 years of development, investment sales, landlord and tenant representation experience in South Florida. They joined Lee & Associates South Florida in 2023, with Milopoulos heading up the firm’s Broward County industrial activities out of its Deerfield Beach office, and Baena working out of its Miami office.

The duo closed on over 150,000 square feet of sales and leases in 2024 and 90,000 sf far this year 2025. They collectively work together representing clients in dispositions and generating investment sales opportunities throughout the tri-county area.
