Those two properties were combined with 3601 Biscayne Blvd for total land area of 1.6 acres and a combined price of $53 Million in a transaction Michael initiated and closed during his tenure with Apex Capital Realty.

Michael Hinton, CCIM, now a Principal at Lee & Associates South Florida and 2025 President of the Florida CCIM Chapter, represented both the buyer, One Thousand Group, and the Sellers, Granda LLC of 409 NE 36th Street and Dennis Richards of 345 NE 36th Street, in the transaction.

One Thousand Group, led by Co-Founders Louis Birdman, Kevin Venger, and Michael Konig, is a team of visionary real estate developers with a portfolio that includes notable projects such as One Thousand Museum, Ten Museum Park, Regalia on the Ocean, Paramount on the Bay, Emerald Brickell. Their most recent development, Villa Miami, is a Major Food Group branded residence also located in Edgewater that is currently under construction.

Wanting to capitalize on the migration of tech and finance companies to Florida, the group set its sights on the two-story apartment complex located at 345 and 409 NW 36th Street and a Shell Station located at 3601 Biscayne Blvd for their latest luxury project, dubbed ‘Tower 36’, now set to transform the Edgewater skyline. The project was approved by the Urban Development Review Board in September 2023.
