The owner of a nine-acre development site in Clinton is seeking a buyer for the Route 22 property, brokers with Lee & Associates New Jersey announced Wednesday.
The marketing team, which includes Beth Chezmar and Erica Davidson, noted that the parcel at 1450 Route 22 is zoned for commercial use and backs up to Interstate 78, providing visibility for signage along the highway. The brokers added that the offering includes a usable farmhouse and is next door to the Hunterdon County YMCA, touting it as a rare opportunity to acquire a developable property in a prime Hunterdon County location.
“This site is truly a ‘diamond in the rough’ with multiple possibilities, and we are seeing strong interest from potential owner/occupiers and investors alike,” Davidson said. “1450 Route 22 is suited for a variety of future uses from self-storage, light flex/manufacturing, animal care, sports training and recreation, among others.”
The brokers on Wednesday also cited Hunterdon County’s location between New York City and Philadelphia, along with its diverse range of businesses and industries and a highly educated, growing population. The county is one of the wealthiest in the country, while Clinton recently ranked in Far & Wide’s Top 50 best small towns in the United States.
“From a commercial real estate standpoint, Hunterdon County remains one of the state’s best kept secrets, but that is changing,” Davidson said. “Blending a rural charm with accessibility to shopping, dining, culture and major metropolitan cities, it is an extremely desirable place in which to live, work and grow a business.
